Got the roof finished , learned a lesson, and made an important contact.

Even though I would have paid more - $27 per bundle pf shingles vs. $20 per bundle, I could have kept over $1,800 in reserve cash, gotten exactly the color shingle I wanted, and saved myself some time and aggravation, if I had purchased every thing for the roof thru Home Depot.   HD was having a no INT for 24 months and this was EXACTLY what I needed for this purchase.

Lesson Learned

I still may put entire roof and entire foundation repair on a NO INT credit card to rebuild up funds to where i like to live.

Obstacles and Predicaments - Roofing Weather Issues


Well, of course, everything cannot go as planned.

My insurance company pulled a fast one on me today.  

They came in with an insurance quote - for rental property - that was much lower than I had anticipated after all of the multi-policy and no-claim discounts were applied (YES!!), yet they turned the property down for insurance due to the poor (and its poor roof)

Understanding this my plan was to purchase (with cash) and then have the roof put on the next 2 days and then have the property re-inspected.   This would have had me unisured for less than 48 hours.

Well, wouldn't you know -- it rained both days.   I was a bit freaked out - not me usually - and I need to get this take care of to get the property insured.

Roof has two sets of shingles, which I am told guarantees that the sheathing has rotted to hell.  I have contacted some of the roofing companies and received estimates from $3,000 to $7,000.











My goal is to also develop relationships - something i do well naturally, but that i did not WORK one in my current profession.   I developed relationships, yet I never went out of my way to nurture them and develop any aggressively or focused.

The roofer I am working with works as a sub for 13 years and doing side jobs on his own.  He is giving me a 65% discount on GAF shingles (I called Home Depot and told them I needed some extra shingles for a job and gave them the SKU.)  Total price for 1,500 sq roof - $2750.  I got him down a bit as he crews are not buy now and need work.

I really did my research on roofing and I knew exactly where the contractor was making his profit
He is a good guy, but he want "professional labor rates" but he did not have an established company, with an office, etc. that will stand behind his work.  He is hones and we will work out something amenable to all.

I , however, will do some of the work with the crew.

He also indicated he had a "friend " who could help on the foundation and framing issues.

First Home Purchased

Well, I obtained funding (my personal investment reserves) and have made an offer on a home with considerable deferred maintenance and,  most importantly, foundation issue.  It need roof, foundation work, new driveway, paint, new bathroom for a rental and a re-design for sale.



The property has 1,100 sq and is a ranch style property listed for sale at 55% of FMV.

Beginning

The mission of this blog is to chronicle the history of this business endeavor.  My goal is to obtain financial independence through property investment and management.   I plan to target foreclosure properties and learn the ins and out of property flipping and management.

I also need to develop a team of individuals I can trust in the real estate construction business.

I also want both myself and my son to develop skills in the real estate construction business so that neither us of us are ever dependent on a job in our life.

And, FYI, my goal is not to "have fun" -  God, how I hate that term, but instead to learn some marketable skills and learn practical application of my talents to allow me to make fun for myself and my family.
